What place is best to invest in?

Pigeon Forge, Gatlinburg, Sevierville, and Wears Valley are optimal locations for investment.

How is the market doing?

The real estate market notoriously has hills and valleys. It is a little slower, interest rates are a little higher and prices are currently stable. For more specific questions, always feel free to reach out!

How close to medical facilities are the investment areas?

We have LeConte Hospital in Sevierville, Blount Memorial Hospital in Maryville, and UT Hospital is within an hour of our area.

What is the cost of building?

Depending on your finishes, it can be between $225- $350 per square foot. In the county, most of the houses are on a well system that could run $10K-$15K, and septic systems are common in our county that install between $5K-$10K

Are there seasons for overnight rentals having a better outcome?

Holidays, summer, Spring & Fall Breaks have longer stay and larger groups. Smaller cabins do well for short weekend stays.

How do you pick a good overnight rental management company or decide to do DIY?

We look at the split of revenue, how much advertising is done, and how clean they keep your place.

How does the new permit required for short term rentals in Sevier County work?

Sevier County has a permit system on rental units which requires the county do an inspection of your property. Based on their findings, you are obligated to follow their orders. For convenience, we can send a link to you to you so you can learn more!

How dog/pet-friendly is our area?

Very, and we have nice daycare places for pets also.

What are the Smoky Mountain National Park parking rules?

The Smoky Mountain National Park has put a day pass parking requirement in place to help maintain the park. There are stations to get a permit in the park, plus you can order online before you get here.

When will market prices decrease?

Nobody can predict that. There is a tendency to have highs and lows, it may come or not.

Where are interest rates moving?

A lender could answer best. A very tentative prediction could be that we may get to 5% in the future, but probably not any lower.

What are the best things to do to get ready to list your property?

Clean, declutter, and make your place look as inviting and roomy as you can. Have the first look be its best look. Also, always be truthful in your disclosures.
